Some Thoughts


Our goals for this project were to:


Repair the damaged roof

Reconfigure and update the two bathrooms and three bedrooms

Reconfigure and update the public areas

Address the exterior front elevation to update the appearance and add curb appeal
 
Construct two new rear decks for additional entertaining space

The Project Challenges:


Retain as much of the original exterior structure as possible while completing the renovation

Reconfigure the addition roof to allow for proper water run-off
 
Designing the Project to a tight budget considering we were touching every room in the residence.

Our client made use of Del Sol’s Space Planning and Architectural Assistance services to augment and adjust their existing plans to reconfigure the project for better utilization of the space.

About The Project

Our client had purchased a 3 bedroom / 2 bath investment property in Tucker, Georgia. The house was in poor condition with significant water damage. Neglect and a leaking roof had allowed water to destroy an earlier rear addition, and subsequent years of neglect had taken its toll on the remainder of the interior. Additionally, the existing kitchen, public areas and bathrooms were in need of complete updating.

The Interior Project:


Gut and rework the rear hallway and addition into an expanded master bathroom

Update and expand the secondary bathroom to allow for storage and a tub

Remove the carpet and vinyl flooring in the public spaces for a new hardwood floor

Rework the living room, dining room and kitchen for a more modern layout and flow.

Install new cabinetry
 
Complete interior painting

The Exterior Project:


Addition of new siding, columns, railings and slate flooring on the front porch

Replacement of all existing roofing and gutters

Replacement of existing garage door with a more upscale look

Construction of two rear decks to make better use of the poor terrain in the back yard.
