Some Thoughts


Our goals for this project were to:


Expand and update a crowded kitchen / family dining area and tie the new space attractively into the existing flow of the residence

Create a private family room - Since the residence is a bungalow, all entertaining and family relaxation time was being spent in the same area. The plans included construction to add a private family room away from the formal living / dining room

Create a Home Based Office out of the traffic flow of the existing living area

Provide the client with a true Master Suite and additional closet space

Create interior design details to match design features of existing house



The Project Challenges:


Th residence is located on the crest of a steep hill with the driveway opening into a major intersection. Planning, scheduling and creative delivery methods would be necessary to allow for all necessary trades and materials to have access to the project.

A creative solution would need to be found to handle the large amounts of water runoff heading towards the residence from the hill top.

About The Project

While older homes have a certain amount of charm, they don’t always lend themselves to modern living. There is always a limited amount of private family space and double-dutying the formal living and dining rooms for everyday use takes it toll on everyone. The Menzies needed more room. They had a typical Morningside 3 Bedroom / 2 Bathroom bungalow. Due to terrain and lot constrictions, they opted to build up into the existing attic and expand over the existing kitchen to accommodate a Home Office, Gallery and Master Suite Additionally, building up into the attic freed up one bedroom to be utilized as part of an expanded kitchen / family room. Their desire was to keep the new construction to appear as part of the original structure.

The Construction:


The existing spare bedroom and rear hallway walls were removed and opened into the kitchen

The attic floor joists were upgraded to accommodate building codes, construction and increased daily usage
The rear kitchen roof was removed for construction of the new Master Suite wing

The existing roof rafters were adjusted to handle the new loads, and to provide room for added insulation

New support columns and new 1st floor covered porch were constructed at the rear entry to allow for larger Master Bedroom

The ceiling in the newly constructed family room was removed to create an open staircase and gallery for the new Master Suite

The new attic space was fitted out with a new Home Office and spare bathroom, a laundry room, a gallery hallway and Master Suite with a barrel-vaulted ceiling


The Exterior Project:


To control the water run-off:

Catch basins were installed at the lowest point in the rear patio

A series of 8" PVC drains were installed into the foundations of the covered porch addition and carried under a portion of the existing house, allowing the water flow to continue unobstructed.
