Case Study 8 - Whole House Renovation
Some Thoughts
Our goals for this project were to:
Completely renovate the existing residence
Add additional storage
Improve energy savings with updated HVAC and Insulation
Add Aging In Place Features to the residence
Redesign and expand the public space to allow for entertaining
The Project Challenges:
Previous water problems had badly damaged the kitchen sub flooring. The joists would need to be removed and replaced.
The back yard sloped dramatically towards the residence allowing for lower level flooding during heavy rains
The existing HVAC system would need to be gutted and reworked to properly accommodate a split level house

About The Project
Our client owns mid 1960 split level home in the Briarcliff Woods neighborhood of Decatur. And while the house has served them well through the years raising their family, it no longer met their needs now that they are older. Their desire was to update the house, enlarge the kitchen area and add aging in place features to allow them to enjoy the new home long into their later years.
The Construction:
The Kitchen, Den, and Breakfast Rooms were stripped to studs
The Kitchen sud floor and joists were removed and replaced
Exterior access Storage Room was reconfigured into a new
Kitchen pantry
New hardwood flooring was installed in the Kitchen, Pantry and Den
All the interior drywall was replaced in the main level
All mechanical (HVAC, Electrical Panel, and Plumbing) were removed and replaced
New kitchen cabinetry, granite counter tops and back-splash were installed in the kitchen
The upstairs Bathroom was expanded and reconfigured into a handicap accessible Master Bathroom
The lower living space was reassigned into a guest bedroom, exercise room
The lower bathroom shower was removed and a jetted whirlpool tub was installed
The existing laundry room was expanded to allow for a folding station
Crown molding, window treatments and new light fixtures were added through out the residence
A paint palette with a more current color scheme was chosen for the residence.
The Exterior Project:
A new 3-color palette was chosen for the exterior to ties the existing mixed finished together
The rear yard was graded and landscaped to reduce the effect of the heavy water flow caused during the rainy seasons by moving the water more effectively away from the residence and towards the storm drains.
New pressure treated privacy fences were constructed to shield the private areas from the street.
