Case Study 11 - Attic Build Out
Some Thoughts
Our goals for this project were to:
Design and construct a new Master Bedroom and Master Bath into the existing attic footprint
Relocate and widen the attic staircase to accommodate building code requirements and to allow for easier access
The Project Challenges:
The existing ceiling joists were inadequate to support the new attic floor system. We needed to add additional joists across the project area to bring the floor system up to building codes.
The roof would need to be extended in several areas to allow for placement of the master bath
The staircases (attic and basement) would need to be flipped to allow for the addition
The rafters in the project area would need to have a deeper profile to allow for better insulation.
Existing electrical would need to be completely removed for new joist installation

About The Project
When Frank & Romy purchased their home in the Morningside neighborhood, their intention was always to expand up into the ample attic for a Master Suite. That would allow them to keep one of the extra bedrooms for a home office and give them plenty of additional space for visiting family. Their wish was to create a larger separate Master Suite area, away from the children and guest rooms, additionally; they wanted to insure that the new addition would match the existing style and feel of the home.
Once we had met and understood what they were invisioning, we put them together with our partnered architect to begin the design process.
The Construction:
The Interior Project:
New 2” x 10” joists were sistered to every existing floor joist in the project area
Portions of the roof and rafters were removed for construction of Master Bedroom Dormer and Bathroom expansion
2” extensions were added to all rafters in the project area to allow for better insulation of the new space
The new attic and basement staircases were constructed
Chases were constructed within the new stairwells for the mechanicals
Features
Subway tile and period pinwheel tile were installed in the Master BathCustom cabinetry was installed in the Hallway and Master Bath
Interior molding profiles were manufactured and matched to the existing residence moldings
The Exterior Project:
The new gable extension and dormer were constructed to match the architectural period
The existing masonry veneer was removed, retained and reinstalled to allow for a new Master Bedroom window
Custom exterior molding was manufactured to match the existing discontinued profiles.
