Case Study 14 - Attic Build Out
Some Thoughts
Our goals for this project were to:
Complete the 1st phase of a three phase project - Expand the existing attic space to accommodate two child bedrooms, a play area, a full bathroom and laundry area.
The Project Challenges:
The existing ceiling joists were inadequate to support the new attic floor system. We needed to add additional joists across the project area to bring the floor system up to building codes.
The existing staircase would need relocated to move the access from the current dining room.
The rafters in the project area would need to have a deeper profile to allow for better insulation.
The existing electrical would need to be completely removed for new joist installation
Creative solutions would be needed to provide mechanicals to the project area without destroying the layout of the main floor.
Access to the project area would be limited. A solution was needed to provide for materials delivery without disrupting the day-to-day life of the client.

As this client already had professional drawings, they utilized our Just Build services for this project.
About The Project
Knowing that the family plans for their Grant Park home included children, Larry and Emily began early with their architect designing the Master Plan to add additional bedrooms, a larger kitchen and Master Suite for their soon to be expanding family. Once the plans were completed, they invited Del Sol Construction to complete the first phase (the Children's Suite).
The Construction:
The Interior Project:
New 2” x 10” joists were sistered to every existing floor joist in the project area.
The front gable wall in the attic was removed to allow for material deliveries.
2” extensions were added to all rafters in the project area to allow for better insulation of the new space.
The new attic staircase was constructed and turned to open into the kitchen, and the previous dining room doorway was closed and trimmed out to match the adjacent walls.
Chases were constructed within the new stairwells and outside the area, hugging the chimney, for the mechanicals
Features
Bead board wainscot and window seats were added to the play areaThe upper staircase bannister in the play area was converted into a solid knee wall to protect the children
We incorperated a colorful hand-painted sink Emily had found into the bathroom construction.
The Exterior Project:
The removed gable wall was replaced after construction and new cedar shakes installed
The existing decorative attic dormers were removed and replaced with full height dormers to accommodate the new window seats
